Cheap and fast bahn mi chay - Edit
I stumbled upon this place while out for a walk this morning. They had a steady stream of customers and I have to say, my sandwhich was very tasty. The owners speak some English, but I didn't have time to confirm the exact details of vegan vs vegetarian. They were super willing to customize/accomodate though, so I suspect someone else could obtain these details.

Pros: Low cost, Very taste mushroom pate!
Cons: No seating but the owner let me use his stool
